The UAE residential real estate market is currently in a phase of cautious reassessment: official statistics do not yet reflect the real mood of buyers due to the time lag in registering transactions, but spot offers with discounts are already appearing on the secondary market. Developers formally maintain their pricing policy, but in practice they widely offer hidden incentives to maintain demand.

According to the results of the first quarter of 2026, more than 25.5 thousand transactions with real estate under construction were concluded in the Dubai residential real estate market. Weighted average selling price per sq. m. of apartments was 6,712 USD, villas – 5,489 USD. At the moment, we are not observing a systemic correction, but a selective adaptation. The next few months will show whether this temporary volatility will translate into a broader transformation.
